Your Guide to Selling
What happens from listing to closing?
Here's a typical process for selling with a real estate brokerage. Exact steps and timing vary by property and transaction.
- Discuss your plans: Review your goals, preferred timeline, market conditions and pricing strategy.
- Listing agreement: Review and sign a written listing agreement explaining services, duration and negotiated compensation.
- Property questionnaire: Provide information about features, improvements and known conditions, and complete legally required disclosures.
- Preparation and photography: Clean, declutter and prepare the home, then schedule professional listing photographs.
- Inspections when appropriate: Consider termite/wood-destroying pest and other inspections, as needed or negotiated. These are not always mandatory.
- MLS listing: Once authorized and ready, the property is entered into the applicable MLS according to its rules and your listing instructions.
- Online distribution: Eligible listings may appear on Zillow and other property-search sites through MLS or brokerage feeds. Availability and timing vary; placement on every site is not guaranteed.
- Showings and offers: Coordinate access, discuss feedback and negotiate offers and contingencies.
- Escrow and closing: Address transaction conditions, disclosures, escrow, title, inspections and final documents.
Selling Tips
A little preparation can improve first impressions and make your property easier to photograph and show.
- Deep clean: Kitchens, bathrooms, windows, baseboards and floors deserve attention.
- Remove clutter: Clear counters, shelves, closets and walking areas.
- Eliminate odors: Address pet odors, smoke, mildew and cooking smells at the source; avoid overpowering fragrances.
- Make small repairs: Fix dripping faucets, loose handles, burned-out bulbs and visibly damaged trim.
- Improve curb appeal: Mow, trim, sweep and tidy the entryway.
- Make rooms bright: Open curtains and use consistent lighting when photographing or showing.
- Depersonalize lightly: Put away some personal photos and valuables so buyers can focus on the space.
- Keep it show-ready: Establish a simple routine for beds, dishes, pets and last-minute showings.
